Keep four budget questions separate

For illustration, S$7,500 take-home income minus S$3,000 household spending, a S$2,200 mortgage, S$500 property running costs and S$800 planned savings leaves S$1,000 a month. A 20% income reduction changes that to a S$500 shortfall. These are hypothetical budgets; replace them with actual costs and test the mortgage rate separately.
Use TDSR and MSR for lending constraints and mortgage amortisation for the repayment schedule. Personal affordability also depends on childcare, eldercare and income stability.
A practical sequence for an HDB resale purchase
- Eligibility: obtain the HFE letter and check its expiry.
- Budget: establish loan and CPF availability, then set a cash limit including a possible valuation gap.
- Property and contract: inspect the flat, agree the price, and follow the OTP and Request for Value process.
- Completion and move: reconcile the payment schedule, renovation and reserve before treating the home as affordable.

When another household decision changes the home plan
